Indulge in the amenities that await you, including a heated pool, terrace, Sonos sound system, outdoor BBQ, and more.
For your comfort, we provide the following:
- The villa is fully furnished & completely equipped with linens and towels.
- Welcome amenity provided: bottle of wine, shower gel, original nespresso capsules for your first day.
- Free Wifi.
- Smart TVs in all the bedrooms and living, giving access to Netflix and other apps - 5 TVs total. 75" TV in the living room.
- The pool company comes once a week to clean the pool, usually on Wednesday, mid-day. Landscaping comes every 2 weeks, usually in the morning.
- Additional Housekeeping can be provided at an extra cost. Please contact the Property Manager for more information. We require an additional cleaning for stays over seven days to maintain the quality of the villa.
- Children welcome.
You will have access to the entire house.
Very safe and quiet neighborhood.
The villa's prime location ensures convenience, with the beach just a short 10-minute drive away and Miami Beach's finest shopping and entertainment destinations reachable within 20 minutes.
Rental Rules by Lux Rental Miami
1. Smoking & Prohibited Substances: Smoking is allowed outside only. Please use the provided ashtrays.
No narcotics or illegal substances are allowed on the property. Any violations will result in immediate eviction and forfeiture of the security deposit.
2. Occupancy & Guests
Minimum age to book is 25.
Only registered guests may stay overnight. Maximum occupancy must not be exceeded.
No visitors allowed after 10:00 PM.
3. Noise & Events
Quiet hours: 10:00 PM – 8:00 AM.
No DJs, bands, or external speakers—only the provided Sonos system may be used.
Property is equipped with a NoiseAware device; excessive noise will alert management.
Balloon releases are strictly prohibited by city ordinance.
4. Parking & Speed Limit
Only 2-3 vehicles allowed within the property lines.
No street parking.
Do not speed in the neighborhood.
5. Safety & Liability
The owner is not responsible for accidents, injuries, illness, or loss of personal property.
Guests assume full responsibility for themselves and their invitees.
6. Prohibited Activities
No prostitution or illegal activity.
No sub-renting. If discovered, the reservation will be canceled without refund.
7. Housekeeping & Maintenance
No daily housekeeping. Extra cleaning can be arranged with the Property Manager.
Stays over two weeks require a mandatory cleaning.
Do not remove towels or linens from the property.
Wash towels with similar colors only.
8. Garbage & Recycling
Use designated bins for trash and recycling.
Regular garbage pickup days are in the welcome book.
Recycling pickup: Every other Wednesday.
Refer to the house directory for details.
9. Pool & Hot Tub (if applicable)
Use at your own risk. The owner is not liable for accidents.
Pool maintenance occurs Wednesday or Thursday.
No pool use between 10:00 PM and 8:00 AM.
$500 fine for pool misuse.
10. Fire & Safety Restrictions
No candles allowed inside or outside.
Suntan lotion must not be applied inside the house.
11. Surveillance & Security
Outdoor cameras monitor the entrance and pool area for insurance purposes.
Images may be used in case of an incident.
12. Keys & Security
Lost or missing keys incur a $500 replacement fee.
Main guest must present photo ID at check-in.
13. Alcohol & Age Restrictions: Guests under 21 may not consume alcohol on the premises.
14. Storm & Evacuation Policy (Hurricane Season): If a mandatory evacuation order is issued, unused rent will be refunded.
15. Damages & Penalties: Guests are responsible for damages and may be charged an additional 10% of the replacement cost for administrative work.
By booking this home, guests agree to follow all rules. Violations may result in immediate removal under § 82.035 Fla. Stat. (2024).
